Hire a verified yaya in Alabang and Muntinlupa
How to hire a live-in yaya in Ayala Alabang, Filinvest, and the rest of Muntinlupa above the ₱7,800 NCR kasambahay floor, including the Laguna border and the Makati difference.
Helpers Philippines
TL;DR: A yaya working in Muntinlupa, including Ayala Alabang and Filinvest, is on the NCR kasambahay floor of ₱7,800 a month from 7 February 2026. Live-in is the honest default inside a gated house. Stay-out only works when she already lives in the city and can leave on time. Write the barangay. Then browse Muntinlupa nannies.
Alabang is a house corridor at the south end of Metro Manila. Families here hire a yaya for a village home, a school run, and a gate. That is a different job from a condominium in Makati or BGC, even though both sit in the National Capital Region and share one wage order.
This page is for households in Muntinlupa City: Barangay Ayala Alabang, Barangay Alabang (including Filinvest), and the other barangays on the city directory. The statute is RA 10361. The floor is Wage Order NCR-DW-06, also listed on the NWPC summary as of 9 July 2026. The first-week path is hiring your first yaya.
The wage is NCR, including the villages
Wage Order NCR-DW-06 sets Metro Manila at ₱7,800 a month from 7 February 2026. Muntinlupa is in Metro Manila. Ayala Alabang Village, Filinvest, Cupang, Sucat, Putatan, Tunasan, Bayanan, Poblacion, and Buli do not get a village discount and do not get a South Metro discount.
Live-in does not cut the ₱7,800. Food and a safe room are extra when she lives in, under Section 6 of RA 10361. Copying a ₱6,000 "all-in, with lodging" post is not legal here. The full regional table is the lookup when a relative in Laguna quotes last year's number.
The border is the trap. San Pedro, Biñan, and the rest of Laguna are CALABARZON. On that same NWPC sheet the CALABARZON kasambahay floor is ₱6,750, from Wage Order RB-IVA-DW-05 effective 7 March 2025. That figure applies when the house is in Laguna. It does not apply because the yaya's parents live in San Pedro, or because she rides home through the San Pedro exit on her rest day.
If she works regular days in a Muntinlupa house, pay the NCR floor. If you also have a weekend house in Laguna, say which workplace is the job. Two houses can mean two arrangements. Do not average the two wage orders into one "South" rate.
Market offers for English-speaking childcare, a newborn, or two school-age children will sit above ₱7,800. Treat helpers.ph calculator bands as estimates, not a second statute. Price the real duties in the salary calculator.
Alabang is not Makati or BGC
Same region, different door.
| Alabang / Muntinlupa | Makati / BGC | |
|---|---|---|
| Wage order | NCR, ₱7,800 | NCR, ₱7,800 |
| Usual home | House inside a village or subdivision | Condominium |
| Usual arrangement | Live-in, with a room and a school run | Stay-out is more often possible inside the city |
| What "near" means | SLEX Alabang exit, Festival Mall, Alabang Town Center, a village gate | A walk, a short jeepney, or a building lobby |
| Rest-day direction | San Pedro, Las Piñas, Cavite, or another Muntinlupa barangay | Often still inside NCR, without a village pass |
| What to write | Barangay, gate, who drives the school run | Barangay, building, finish time |
Do not copy a BGC ad that says "stay-out, 7am to 7pm, English only" onto a house in Ayala Alabang if nobody can get her out of the gate at 7pm. Do not copy an Alabang live-in post onto a Makati studio that has no room. The nanny job description is the duty list: childcare first, extra chores named.
Write the barangay, not "Alabang"
"Alabang" on a Facebook post can mean four different trips:
- Barangay Ayala Alabang, which the city renamed from Barangay New Alabang (Ayala) under Ordinance No. 03-086 in 2003. Ayala Alabang Village sits here.
- Barangay Alabang, the older barangay next to it. City paperwork for Filinvest Grounds, Alabang, Muntinlupa uses this Alabang address, not "Ayala."
- A house in Las Piñas or Parañaque whose family says Alabang because that is the mall they use. Those cities are still NCR, so the wage floor matches, but the commute and the barangay registration do not.
- A house in San Pedro, Laguna, past the boundary. Different wage order.
Put the barangay in the listing and on the contract. Browse nannies in Muntinlupa and the Muntinlupa hub. Do not post "South" with no city.
Gated villages run their own entry rules on top of the city. Ask the village what pass the yaya needs, who applies, how long it takes, and whether a rest-day visitor may enter. Write the answers. Do not promise her a gate sticker you have not applied for, and do not hold her PhilID or NBI "so security has the original."
Live-in is the default. Stay-out has to earn it
Language is a work tool. If the children speak English at school and Tagalog at home, write both. If lola speaks another language, write that too. Do not use "native English, no accent" as a coded filter for something you have not named.
Write live-in when:
- the house is inside Ayala Alabang Village, Hillsborough, or another gate where a jeepney does not stop at the door
- the school run is early, including campuses inside the village such as De La Salle Santiago Zobel, or a campus you reach through Festival Mall and Alabang Town Center traffic
- a newborn or night waking is the job
- you get home after the last realistic ride toward San Pedro, Las Piñas, or Cavite
Write stay-out when:
- she already lives in Muntinlupa, for example Sucat, Cupang, Putatan, Bayanan, or Tunasan
- the start and finish times survive the actual ride, including a parent pickup at the gate
- another adult is home overnight
- you will let her leave, including on the rest day
A stay-out yaya who "can just extend" when the SLEX exit is jammed is how rest days die. Put overtime in the contract. A live-in yaya still gets a weekly rest day of 24 consecutive hours. The rest-day schedule has the clause and a sample month. Sunday church is a religious preference the law tells you to respect. A village event is a one-date waiver with one extra day of basic wage, not a new permanent schedule.
Show the room before she accepts. Section 6 requires humane sleeping arrangements that ensure safety. A windowless storage bay, or a sofa in the sala after 10pm, is not that room. If the village allows a helper's quarter, say whether it has a lock, a fan, and a toilet she can use at night.
Screening that still applies south of the Alabang exit
The checks do not change because the house has a guardhouse.
- One-page brief: ages, school, hours, language, live-in room or stay-out finish, rest day, wage, who drives.
- How we vet helpers: ID, NBI, and references are separate. A medical or health certificate from a local government health officer is the pre-employment paper Section 12 lets you require. You pay. It is not an overseas-worker PEME.
- Ask for a recent Philippine household, not only overseas work. An OFW returnee can be an excellent yaya and still need a week to learn this baby and this gate.
- Paid trial on a school day, including the actual gate and the actual pickup, not only a quiet Sunday inside the village.
- Contract before day one. Legal hire checklist. NBI clearance portal if you require it. Originals go back.
- SSS household employer enrolment after a month, and PhilHealth employer registration on its own track. Doing one does not do the other.
Driving is a fork. If she will use the family car on Alabang-Zapote Road or the SLEX service road, write licence, insurance, and hours. Family drivers are outside the kasambahay wage order. Do not hide a driver job inside a yaya wage.
Section 13 of RA 10361 bars charging her a recruitment or finder's fee, whether you hired direct or through an agency. Section 12 puts the cost of any medical certificate, barangay clearance, police clearance, NBI, and proof of age on you or the agency.
Two sample listings
Ayala Alabang Village, live-in, school run
Yaya for two children, ages 4 and 8, Barangay Ayala Alabang, Muntinlupa. Live-in. School run to a campus inside the village, parent drives or rides along for the first two weeks. Tagalog and English at home. Hours 6:00am to 7:00pm, rest day Sunday 6:00am to Monday 6:00am. Wage ₱[amount] at or above ₱7,800, meals, a room with a door, payslip, SSS / PhilHealth / Pag-IBIG from month one. Village pass arranged by the family. Trial day paid, on a school day. Contract before day one.
Barangay Alabang, stay-out, Filinvest side
Yaya for one child, age 6, Barangay Alabang, Muntinlupa, near Filinvest. Stay-out. She lives in Cupang or Sucat. Monday to Friday 6:30am to 5:30pm, parent home by 5:30pm, rest day Sunday. Tagalog at home. Childcare and the child's meals only. No whole-house bathrooms unless we add pay. Wage ₱[amount] at or above ₱7,800. No lodging. Payslip every payday. If the finish moves past 5:30pm, that is overtime written in the contract, not a favour.
The first listing fails if the "room" is a hallway and Sunday is cancelled for every village party. The second fails if you then ask her to wait out SLEX traffic until 8pm without pay.
Commute, gates, and the rest day
| From | To | What to write |
|---|---|---|
| Inside Ayala Alabang Village | A school also inside the village | Who is in the car, and the time you actually leave |
| Cupang, Sucat, Bayanan | Filinvest or Barangay Alabang | A finish time that survives the ride home |
| Tunasan or Putatan | Ayala Alabang Village | Gate entry plus the trip across the city, not "Alabang is small" |
| San Pedro or Cavite | Any Muntinlupa house | NCR wage, because the job is in Muntinlupa, plus rest-day transport |
| Las Piñas or Parañaque | Muntinlupa | Same NCR floor, different barangay on the contract |
Week one still wants a parent in the house for the school run. Show the gate, the car seat, the rest day, and the room. If you need coverage in both an Ayala Alabang weekday house and a Laguna weekend house, pay for the travel or hire with that second workplace written down.
Interview questions that match a Muntinlupa house
Warmth is cheap in an interview. The gate and the school bag are not. Sit with the actual timetable.
- "Walk me through a Wednesday if pickup is inside Ayala Alabang Village at 2:30pm and you are live-in."
- "If you are stay-out in Sucat, what time do you need to leave Filinvest so you are home before dark?"
- "What language will you speak with the children when I am not in the room?"
- "Have you worked inside a Muntinlupa village gate before? Who arranged the pass?"
- "Rest day last job: did you actually leave, or did the family keep you when relatives arrived?"
- "What would make you leave a live-in job in the first two months?"
Listen for specifics: a cousin in Putatan, a previous Sunday that never happened, a room she was ashamed to describe. A candidate who cannot describe a real commute will not gain an hour after you hire her.
If the children are still in nappies, add the questions from the infant yaya checklist. If the job is actually the whole house, stop calling it a yaya interview.
Red flags in Alabang hiring chats
Pause when:
- someone asks the yaya to pay a "processing fee," a village ID fee, or a share of a finder's fee
- the listing says "all-around / yaya / cook / driver, salary negotiable, Alabang"
- the wage is the Laguna figure for a house in Muntinlupa
- originals of the passport or NBI stay with the family "for the village"
- rest day is "after the guests leave" with no date
- the only address is "near Festival Mall" with no barangay
One red flag is a reason to slow down. A stack of them is a reason to walk away and keep browsing.
Barangay registration is still yours. Section 17 puts the kasambahay on the Registry of Domestic Workers in the barangay where you live, whether that barangay is Ayala Alabang or Tunasan. Keep payslips. Households that pay in cash every Saturday still owe a written record. When a disagreement hits the DOLE office that covers Metro Manila, memory is a weak file.
Pay, 13th month, and the papers
A live-in posting still owes the monthly wage at or above ₱7,800, a weekly rest day, and contributions once she has a month of service. RA 10361 gives kasambahay 13th month pay as provided by law. Compute it from basic salary actually earned, divided by 12. The 13th month computation guide is the worked example. A ₱7,800 year sets aside ₱650 a month if you want December to be boring.
SSS enrolment does not wait until she "settles into the village." Use the household employer path in month one. PhilHealth is a separate enrolment. NWPC's wage order is the floor. It is not a comment on English, driving, or nights. Those are reasons to pay above the floor, written as wage, not as a Christmas promise.
Frequently Asked Questions
What is the kasambahay minimum wage in Alabang and Muntinlupa in 2026?
Muntinlupa is in Metro Manila, so the floor is ₱7,800 a month under Wage Order NCR-DW-06, effective 7 February 2026. Ayala Alabang and Filinvest are not a separate wage region. Live-in does not lower the floor. A house across the boundary in San Pedro, Laguna uses the CALABARZON order instead.
Is Ayala Alabang a different city from Muntinlupa?
No. Ayala Alabang is a barangay of Muntinlupa. The city renamed Barangay New Alabang (Ayala) to Barangay Ayala Alabang in 2003. Barangay Alabang is a different barangay. Filinvest addresses in city paperwork sit in Alabang, Muntinlupa. Write the barangay, not a vague "South."
Should a yaya in Ayala Alabang or Filinvest be live-in?
Write live-in when the house is inside a gate, the school run starts early, or she would miss the last ride toward San Pedro or Las Piñas. Write stay-out only when she already lives in Muntinlupa and the finish time is a time you will keep. Stay-out does not drop the wage below ₱7,800.
How is hiring a yaya in Alabang different from Makati or BGC?
The NCR wage order is the same ₱7,800 floor. The household is usually not. Makati and BGC listings are often condominiums where a stay-out yaya can still get home inside the city. Alabang and Filinvest listings are more often houses, a car-seat school run, and a village gate. Do not paste a BGC ad onto a village house.
Does a yaya who lives in San Pedro but works in Muntinlupa get the Laguna wage?
No. The wage order follows the household, not the barangay where she sleeps on her rest day. A regular yaya in a Muntinlupa house is on the NCR floor of ₱7,800. The CALABARZON floor applies when the workplace itself is in Laguna, Cavite, Batangas, Rizal, or Quezon.
Hire in the barangay she will actually work
Write Muntinlupa and the barangay, the ₱7,800 floor as the starting line, and live-in or stay-out hours you will honour. Then browse Muntinlupa nannies or helpers in Muntinlupa, read the ID and NBI status, and create a family account to hire direct.
